I have been a homeowner in my HOA community in Santa Barbara County for over 16 years. Throughout this time, I've done my part, paid my dues on time every month, and volunteered my time to improve the community. Unfortunately, in the past few years, I have conflicted with the current Board and our assigned HOA manager and local Management Trust office. I’ve tried to communicate my concerns respectfully and constructively, but time and again, I’ve been met with silence or, worse, punitive actions meant to silence my voice.
But recently, I had a phone conversation with a Management Trust phone service representative who made me realize something I hadn’t fully understood before: my problem is not with the Management Trust as a whole, but rather with the particular branch that manages our community.
The individual who answered my call was professional, empathetic, and genuinely listened to my concerns. For the first time in months, I felt heard. It was clear this person understood the value of good customer service and took pride in doing their job well. This interaction stood in stark contrast to what I’ve experienced from the local branch assigned to manage our HOA.
In my community, the so-called "community managers" have repeatedly ignored my letters, failed to respond to my concerns, and even resorted to hiring an attorney to send me a cease and desist letter after I became, in hindsight, overly vocal about issues that I, and many others, see as critical to our community’s wellbeing. This letter came despite my efforts to communicate respectfully and suggest constructive solutions. For the past eight months, I’ve sent multiple letters via USPS to the office manager, but not once have I received a reply.
What became crystal clear to me after that phone call is that the problem isn’t with the Management Trust as an organization. The company, as a whole, evidently employs competent, skilled individuals capable of handling difficult conversations with grace and professionalism. Unfortunately, that level of competence does not extend to the branch currently overseeing my community.
The local branch, and the HOA managers assigned to our community, have demonstrated time and again their lack of the basic skills required for their roles. They’ve acted with bias, negligence, and a complete disregard for transparency. Their incompetence has created an environment where dissent is silenced, where homeowners who speak up are marginalized, and where the rules are selectively enforced to protect the interests of a few.
I write this not to indict the entire Management Trust, but to highlight that there are serious deficiencies in one of its branches. I know now that there are good people within the organization—people who care and are willing to listen,…and are competent. But I also know that there are employees who are simply not up to the job. These are the individuals who have made my life in what should be a peaceful community so much harder than it needs to be.
I hope that by sharing my experience, someone within the Management Trust will take notice. It is not enough to have skilled people in your call centers if the local branches tasked with managing communities are failing in their duties. For the sake of homeowners like myself who are committed to their communities, it is time for the Management Trust to ensure that all of its branches live up to the company’s reputation for quality and professionalism.
