5 months has past since posting this review not much has improved on the garbage all over the property the current pictures taken on July 14th speak for themselves.

They need to keep the landscaping in better condition. Alot of sidewalks need patching, garages need attention. Trash is extremely bad all over the parking lot and the dog poop on the ground is not picked up on a regular basis. The homeless walk over and hang out in the area from merrylands street. They camp out alongside the east wall all day. I don't feel safe walking in the evening. They even have a tower at night in the back of the property with 24 hour cameras that report to the police. There are a few drug dealers in the area. What kind of property has all of this? It's crazy, on the good note, the location is close to everything on the strip and local shopping. Unfortunately, there are also a lot of feral cats running around the property which tend to get fed by tenants. The cats do tend to sit on your car's hood or underneath the bushes. They fight at night with other animals. There is a tenant who lets his three huge dogs run around the tennis court for hours, so you couldn't play tennis if you wanted to, and then they poop outside the tennis court's entrance and it's not picked up. Please drive around the property and it's obvious that the management does not clean up the garbage, especially in the parking areas and dog walking areas. I'm stuck here on a lease but you have been updated honestly.

Fast forward to an update: The pictures below were taken one month after the management said they would take care of the problems in this review that I brought up. These were taken today. 3/12/2024

Just moved in 3 weeks ago and in love with this apartment! We ran into some issues at move-in and the manager was kind enough to work with us and extend our move-in date. The 1 bed 1 bath with the patio out the front door is awesome. It's really big, with lots of room for lots of stuff! Every room is individual too. The kitchen doesnt run into the living area and so on. Beautiful counter tops, beautiful cupboards, beautiful tile, beautiful bathroom vanity, extra storage space everywhere, 24/7 laundry, the entire complex is always clean, walking distance to grocery stores, shopping mall, food places, bus stop close by. No riff raff hanging around. Truly a hidden gem. Bang for your buck here! Only complaint is theres not a commercial size washer in the laundry. Lots of rules so read your lease before you sign. Pets ok, non-smoking complex, NO BUGS!! Maintenance is quick to respond. LOVE, LOVE, LOVE IT!! Still moving so its messy!

They don't fix anything or take care of their roach Infestions. I've notified them multiple times of my leaky shower faucet that won't stop running since I moved in and is causing mold and the roach infestation is still there.

It was quite an experience living here. A lot of kind residents and a very live and let live energy here. The facilities are old and their age shows, but management did everything in their power to make sure I was taken care of! Destiny and Francisco were always friendly, responsive and easy to talk to. There are people who don't live at Valencia who insist on feeding the feral cats, they're terrible. Management did everything they could to get them to stop, but they don't care. Oh well.

Outside of that Destiny and Francisco made sure my heat worked in the winter and my AC worked in the summer! I had a plumbing issue and within a couple days their team was in my unit cleaning my pipes out with a snake. The maintenance folks were always around the complex waving and saying hello. While Valencia isn't perfect, it was a fun place to live with a nice central location. I'll think fondly of my memories here.

The new management and owners came in ,the new maintenance man tried to break into my apartment through the attic I took them to court they offered me a settlement. I refused it, and they were relentless in making my life hell. They lied they made false eviction claims they played dirty at a level you would not believe stay away from these people and this place they falsely put an eviction on my record, and made it virtually impossible for me to seek housing elsewhere, and they laughed at me when I pleaded with them to stop harassing me I have all the documented paperwork and videos. I would be glad to show anyone concerned ! these people will ruin your life, If you have a disagreement with them leave this trash alone, it’s my duty and responsibility to warn the community of these devils. There is a particular manager there named Daisy ,When you meet her look closely, you will see her horns. This is the devil don’t believe anything This woman says !! I wish this place and the management all the worst and they deserve it. I pray karma treats them like they treated me, as God is my witness, all that I’m saying is the upmost truth may the worst come to these people you would not believe what they did to me after I took them to court I owe it to my community to expose these devils!! Think about this respectfully not that it’s right, but when people retaliate in the way, our society does ,when they feel that they have been wronged , Not that it’s right what they do but it puts us all in danger! let me make this emphatically clear I don’t have the heart or desire to retaliate against these people, but one day they will do something to someone like they did to me and ruin their lives, and when that person retaliates, then that will be the karma that these people deserve , I just hope innocent people don’t get hurt in the process but unfortunately that’s usually what happens but if something were to happen to the owners and management, the only thing I can say is it looks like they are getting the ugliness that they gave

I enjoyed the community and my neighbors. Didn’t have any issue with management or anything.
Until there was a fire in April and my unit was affected and I could no longer live there.
No call for days until I went to the office and did have to yell at the person there (for obvious reasons after having a fire). They couldn’t help me relocate or give me another unit and told me they were just going to have to terminate my lease. I have a baby boy so being told I have nowhere to go was incredibly stressful especially since this fire wasn’t because of another tenant or me, it was because of how old the buildings are and caused an electrical fire. I went in to terminate the lease, and per the lease agreement I signed im supposed to get back my security deposit as well as prorated rent.
The fire was April 27th, I signed the lease termination in June. And I still am getting emails telling me I owe rent because they have not terminated my lease and of course haven’t sent my money back. I’ve sent an email, and have called the office a few times before finally getting someone and being told it was just taking a bit and they’re not sure why. That was maybe 1-2 months ago. This experience started off lovely, but went horrible as soon as the fire occurred.

Email address that was provided to email was incorrect. It was for a completely different property however the manager was nice enough to forward my email to the correct one, yet even with that I still have not been contacted. I tried logging into my portal and it says invalid account so I'm hoping now the termination is being processed and I expect my check with the security deposit and prorated rent is being sent back to my correct address.
